Thus far we have had some amazing results this March, and with one more week of auctions ahead of us, we expect a few more results to add to the tally!
If your friends, family, an agent you’ve been dealing with or even if you are saying that there is uncertainty with the market and that things are flat/dead, well I’ve got news for you! This year we have met an ABUNDANCE of buyers at most of our open homes. Obviously when the property is priced fairly and correctly, the buyers will come.
Here is a run down, auction by auction of how things have panned out thus far:
At this auction and throughout the campaign leading up to the auction we had many local residents from Hibiscus Ave, Jacaranda Ave, Nancy St, Snowdon Drive & surrounds who were actually looking to up-size into this house. This is a classic sign of local residents who are extremely happy with their own neighbourhood. In fact, this particular pocket has a great sun-filled vibe about it. Whenever I walk my dog through these streets, it just feels right. Anyhow (I digress!), throughout the campaign we had approximately 75 groups inspect this property and on auction day we had 4 identified bidders plus a further 5 five parties who wanted to buy the home, but weren’t in a position to do so immediately (so if you’ve got a similar home, please call me as we have under-bidders galore ready to go!).
The auction kicked off modestly with 3 parties bidding up to $840,000. At this point it seemed as though 2 of the 3 parties were out, and then along came a 4th bidder (who had viewed the home 4 times prior to the auction), the auction re-commenced when the 4th bidder began to bid boldly and the bids cruised past the vendor’s reserve with the property eventually selling under the hammer for $868,000! As it stands, this price is a 2012 record price for Cheltenham. For the purchasers, they had spent 3 years searching for that perfect home and had invested a lot of time on weekends inspecting homes and bidding at auctions unsuccessfully. For the vendors, this result now allows them to commence looking for their next home to down-size into. As a result, both purchasers and vendors were over the moon!
